Roof Inspections

Whether you have 100,000 square feet of commercial low sloped roof or 1,000 square feet of residential shingle roof, a roof leak is a roof leak. A phone call from your tenant, employee or spouse that your roof is leaking, strikes fear in the heart of everyone. Is it major or minor? Can the roof be repaired, or do I need a new one?

A roofing contractor friend of mine once said "When you have a hammer in your hand, the whole world looks like a nail," In other words, he has never seen a roof that he doesn't think needs to be replaced.

That is where we come in. A Pelican Roof Inspection is an independent evaluation of your roof. You may need a new roof covering, or you may just need a minor repair. We are independent consultants. We are paid to evaluate roofs and not to replace roofs.

A Pelican Roof Inspection can include an a building interior inspection, attic evaluation, evaluation of the roof with an infrared camera, moisture meter inspection and roof top inspection. When we are finished, we will give you an honest and unbiased opinion of the condition of the roof.

Our professionally prepared report will be typed and include photos.

What We Look For:

When we inspected this roof and made this measurement, it had not rained for 48 hours. We estimated the weight of this water on the roof in tons and not pounds

This is an abandoned 220 volt wiring sitting in water on this roof. If the power would have been on to this building, I might have been electrocuted when my ladder touched the metal drip edge of the roof.

Our infrared camera detected moisture behind the roof material on this parapet.

When we lifted up the roof covering, water flowed from the wall.

That's a lot of water in that wall!
