Pelican Property Inspections has inspected over 12,000 properties in West Florida. There is one issue that is common in the majority of our inspections - moisture penetration.

Water is the most destructive force in nature. It can also be the most elusive when it comes to finding the source. Water seems to defy gravity. Actually, water can defy gravity over short distances with the help of wind and capillary action.

Moisture penetration is a common headache for Condo Associations and Property Managers.

Where is the moisture coming from? Is it coming from the roof, windows, plumbing, exterior walls, floor slab, the unit above, the unit below or from the HVAC system?

Normally, when you receive a call from a tenant or owner, a member of the maintenance staff or "handyman" goes over to look at the problem. The most likely source of the moisture issue is addressed. This quick fix temporarily makes the tenant or owner happy. However, as the issue continues to occur, you realize that the temporary fix (typically caulk) is not the permanent answer. No one is happy and you just want to find the source of the problem. That is when you call us.

We know that your tenant or owner is upset and wants to know the source of the moisture. We listen to all parties and treat them with respect. We use a scientific approach to finding the moisture. We use infrared cameras, moisture meters and our background in construction practices to identify the problem.
