Home Inspections

Our report format has been reviewed and approved by the American Society of Home Inspectors® (ASHI). As a member of ASHI, we conduct our inspections and write our reports to comply with the ASHI Standards of Practice.

A Pelican Home Inspection includes, but is not limited to, the following:

  • Grounds & Appurtenances
  • Roof
  • Exterior
  • Foundation
  • Crawl Space
  • Garage/Carport
  • Attic
  • Framing
  • Interior
  • Bathrooms & Kitchen
  • Appliances
  • Plumbing
  • Electrical
  • Air Conditioning
  • Heating

Why is our report considered to be the best available?

LAPTOP COMPUTERS:
We use laptop computers and type the report on site at the inspection. You receive a professionally typed report.... Not an illegible carbon copy checklist!

YOU LEAVE THE INSPECTION WITH THE REPORT:
You do not have to wait 24 hours for the report. Time is of the essence during a real estate transaction and 24 hours is too long to wait for your typed report.

DIGITAL CAMERAS:
We use digital cameras on each inspection. A picture is worth a thousand words. We may include pictures of problems in those hard to see places like the roof and attic.

INFRARED CAMERAS:
We use Infrared Cameras to help us make the report more detailed.

SUMMARY PAGE:
Our Summary page lists most major issues on one page. These discrepancies are broken down by category (roof, electrical, etc.).

PLAIN ENGLISH:
We use wording that does not require an engineering degree to understand. We want you to fully understand the conditions of your new home.
What We Look For:

Does your charming Old Northeast house have possible asbestos in the attic?

Totally Renovated - except for the lack of insulation in the attic!

Nine year old ductwork in attic. Replacement is the only remedy.

Roof Leak in Attic

Cracks in Seawall. We recommend an inspection by a professional structural engineer. This wall needs to be replaced.

The plumber working below this house decided that 75% of the main support beam really was unnecessary! Who needs a main support beam anyway?
