Condominium Inspections
We often hear - "Why do I want an inspection, it's just a condo?"
An inspection of a condominium is just as important as a house. First, many condos cost as much or more than houses. Secondly, if you don't want an inspection on your condo, then you must not care to know the condition of your A/C system, appliances, plumbing fixtures, electrical system or if your windows, doors or exterior walls are leaking.
Often in a condo, the exterior A/C compressor/condenser unit is on the roof. Are you going to take the seller's word regarding the age of the A/C unit.? We go on the roof to inspect the A/C unit and we take a picture of it and include it in the report.
In the course of our many condo inspections, we see water penetration from numerous locations. Window and door leaks are common. Water from the adjacent units or the unit above is also common. Through the use of moisture meters and infrared cameras, we look for these areas of leakage.
We also hear clients state that they are not worried about the condition of their townhouse/villa/condo roof or the building exterior because it is common area and covered by the Association. They soon realize when the bill for assessment arrives that they are part of the Association and will share the expense of the new roof or windows.
